It's funny when you start to realize hey I am getting old. I should really think about retirement. Then you can't seem to pay things off fast enough. I just started an 8 yr plan to pay the mortgage off. I have a leased car that I will replace with a purchased car in a few months. Still should be on track. All the other toys are paid off. Starting to hit the Roth harder as well. IRA from my old job and 1 from current job. Which are still hanging in there. Hopefully it will be enough when I retire at 72. LOL.

Regarding short term view:
Rising payments would only apply to some one who has an adjustable rate mortgage. So, no, my view is definitely long term.

Mortgages are a necessary evil unless you have hit it big and can afford to pay cash. Munipulating interest by hitting the principal hard, or doing a bi-weekly, and making an extra payment or two a year...are all good ways to pay down.....but, if you can pay it off, then pay it off....invest and save...

So we are just talking about you, but generally it is best to discharge the mortgage, that is my point.
Not some special case like yours. Special cases are not the general rule of thumb.
What term have you got 2.75%?

No, we're not talking about just me. I never said that holding onto a low-interest mortgage was the right thing to do for everyone.
My point is, that it is not always best to discharge the mortgage. It all depends on several variables, including current and future plans.
Why are you asking about my terms? I've already revealed that information.
